I bought one that looked just like this about two years ago. It came with a power supply and a telephone wire. I connected the monitor to the phone line jack with the included new phone line, then connected the monitor to our phone (instead of to the phone jack). Then I connected the power supply to a wall outlet and plugged it into the monitor. You will need a wall outlet near a phone jack, and a telephone to make it work. It took about an hour to install and program. Your phone will still work normally. Write your password on the included directions, then hang the directions on a nail in the wall. Circle the "How to turn off the alarm" directions on the monitor. **Q: so...do you set the minimum temp at which you want the monitor to call you? Does it call if the power goes out?** A: I agree with everything "cavebiker" says. No way to set temperature alarm point, battery backup for power outages. However if phone line goes down then all bets are off. I have had it for 3yrs and always tests fine but have had a true emergency alarm. **Q: Do I need a splitter to hook in to my phone?** A: Hello and thank you for reaching out! The THP217 jack labeled “LINE” should connect directly to a wall phone jack, with no splitter. If you want a telephone at the same location and the THP217 is using the wall phone jack, the telephone can connect to the other jack on the THP217 labeled “TEL”. It is simple to set up and has a test feature so you know you have it set properly. So far it has worked perfectly everytime I have tested it. It has battery backup if the power goes out as that is often the cause of the furnace failure as well. Fortunately, I haven't needed it in a real situation but I am sure it will work well. I have also been asked to "babysit" other peoples homes while they are on vacation. I just set this up on their phone line and I don't need to be constantly worrying that their furnace may have gone out between visual inspections.
