An i5 should be enough for gaming, I have an i5 4670K but gaming performance will be mostly down to GPU performance (I have 2 x GTX760 SLI which plays most games at 1080p high detail) If you add a second fan you should be able to use the mainboard overclocking quite happily (using mainboard software utilities) **Q: My stock intel fan is really noisy are these quite ?** A: Whisper quiet, even with just a 92mm fan. 2 of my machines are cooled with these: one based around an i7-3770 & one (with a second fan) around an i7-4790K, both are in mATX cases & neither are audible above the desk.
