How do you know how high to install it?

These will last for a while in a low traffic area where everyone is "nice" to them. Otherwise, in public or commercial setting they will fail, break, etc., so I no longer recommend this product. If you choose to buy and install, please follow the directions provided. In our case we had other door stops previously and put these at the same height. Open it and see how far off the ground the surface is where you put the screws.

Rubber worn down, can't find a replacement. Can anyone help? This item will be worthless if tip Can't be replace

You are fortunate that you got to use yours long enough for the rubber to wear down. The metal parts of ours broke, spring popped out, etc., making ours useless within the first 60 days in a church setting and a senior center setting. I don't know where to get new rubber tips, but would not buy this product again for our needs. People just don't understand how to work them without stepping too hard on the lever and breaking it off. The key is to push door back a bit to relieve pressure on these and THEN step gently on lever to make door stop come back up. We couldn't reach all who used these doors in a public place, to give them "Orientation and instruction" so ours are useless.

Is this gate strong in magnetic force? Can we close the door for children and pets?

The magnetic force is very strong. I have to work hard to close the door. My child can't close the door, so I don't worry about the child crushing his fingers when he accidentally closes the door

Does this door stopper work? Can it keep the door open?

Purchased a few just to confirm they would Work on our commercial office doors, well these stoppers work great and easy to install, I need to purchase a dozen more. Good Product would recommend
