How long it takes to germinate?

About a month, but mine were inside in a closet, I would put them in a warmer place like the garage.

How do you prep the seeds for growth?

I soaked all seeds for about 24 hours. Then using sand, as that is the medium these trees grow in, I placed each seed in a plastic bag, added enough water to keep it moist, not wet, sealed the bag and placed them in a dark place. I had 22 seeds sprout out of 50. They are now on their second leaves and have been moved from 6 inch pots to 1 gallon pots.

Does it live in cold weather?

Mine lived until the first freezing temperatures came. It died in one day when there was an overnight freeze.
